A semi-custom home starts from a floor plan that has already been drawn, refined, and built well, then lets you make it yours. You choose finishes, fixtures, and features from a curated range, and you can often adjust parts of the layout, all inside a design that is already proven.
Because the plan is known, the path is more predictable and usually faster and more economical than starting from a blank page, without giving up craftsmanship.

The trade for that freedom is a longer, more involved design process and a wider cost range because you are choosing more of the variables yourself.

What does it cost to build a home in Northeast Florida?
It depends. Any builder who hands you a firm number before understanding your project is guessing. What we can do is be straight about what moves the number:
- Size and complexity. Square footage, stories, rooflines, and architectural detail all pull on cost. A 1,820-square-foot plan and a 2,319-square-foot one are different projects before you choose a single finish.
- The lot. Grading, access, utilities, and site conditions vary a lot across the First Coast and shape the budget before the house even starts.
- Level of customization. Custom carries a wider range than semi-custom precisely because you are choosing more of it.
- Finishes. The gap between good selections and exceptional ones is one of the biggest swing factors in any build.

Questions to ask any builder before you sign
- Who is actually on my project, day to day? With M&M, it’s the owners, on a small number of projects a year. On our semi-custom homes, the person who drew the plan and the person answering your questions on–site work for the same company. That is the whole point of design-build.
- How do you price, and how do you handle changes and surprises? Look for line-item pricing, not vague estimates. Old lots and old houses both hold surprises, and how a builder handles them tells you almost everything.
- How do you keep a new home from looking generic? Most people forget to ask this. It is the whole reason M&M Homes was founded: a real detest for cookie-cutter houses.
