Historic restoration, renovation new home construction in Neptune Beach

Neptune Beach has always done things its own way. Named in 1922 by a man who built his own private train station so the railroad would have to stop for him, the community formalized its independent spirit nine years later when, following a tax revolt, its residents voted 113 to 31 to secede from Jacksonville Beach and incorporate as their own city. The vote was held at a Gulf filling station on Atlantic Boulevard. Neptune Beach has been exactly itself ever since.
The smallest and quietest of the three beach cities, Neptune Beach sits between Atlantic Beach and Jacksonville Beach and draws residents who specifically want what its neighbors don’t offer: a tightly-knit, walkable community with a laid-back character that hasn’t been traded away for development. Pete’s Bar, the oldest bar in Duval County, operating since Prohibition ended in 1933, says something about the kind of staying power this community prizes.
Homes here range from early beach cottages to mid-century residences and newer coastal construction; the neighborhood has a strong preservation ethos that reflects its history. We work in Neptune Beach because it rewards the kind of careful, quality-focused approach we bring to every project.
AREA CONSIDERATIONS
Planning to build, renovate or remodel a home in Neptune Beach?
Neptune Beach maintains its own municipal government and building department, separate from Jacksonville Beach and Atlantic Beach. The city’s strong residential identity and small-town character mean design compatibility and neighborhood scale are taken seriously in the review process. Coastal construction requirements, including wind load, flood zone setback compliance, apply here as throughout the beach communities. We’ll address all of these during the planning phase.

We manage this process on behalf of our clients and are familiar with the city’s requirements and review expectations.
Neptune Beach has a mix of early to mid-20th century beach cottages, mid-century residences, some newer coastal construction on infill and redevelopment lots. The neighborhood’s small footprint and strong community identity mean that most development is incremental. Renovation and thoughtful infill are more common here than large-scale new development.
Neptune Beach properties are subject to Florida coastal construction standards, including wind load requirements, flood zone regulations and setback rules. These vary by exact location and flood zone designation. We incorporate all applicable coastal requirements into our planning and permitting work from the start, so nothing is discovered late in the process.
Yes. Renovating older beach cottages is work we do regularly in Neptune Beach. These homes often have structural conditions that need attention, original detailing worth preserving interiors that benefit from thoughtful modernization. We assess the full condition of the property honestly before scoping any work we’re direct about what a realistic renovation will involve.
Neptune Beach is a small city with limited land area, which means new construction is primarily on infill lots or involves teardown and replacement of existing structures. We can help advise on lot suitability and the design and permitting considerations specific to infill construction in a coastal community with a strong residential character.
Most projects run from about six weeks to over a year, depending on scope. A focused kitchen or bath renovation might take six to ten weeks; a full home renovation or new coastal build can run six months to over a year.
