- Discovery & Site Visit
Every custom home begins by discussing your goals, evaluating your property (or helping you identify one), and establishing a preliminary budget range. If you have a lot, we’ll walk it together. If not, we can advise on parcels across Duval, St. Johns, Nassau, and Clay counties.
- Design & Preconstruction Agreement
If the project is a good fit, we evaluate the property, establish project parameters, and begin developing the design, budget, and construction strategy. Thorough preconstruction planning allows us to provide realistic pricing and avoid surprises later.
- Design Development
We develop the home’s layout, architectural character, and overall design – including in-house design, 3D concept development, and coordination with architects or engineers when required. Every decision balances aesthetics, functionality, and budget.
- Selections & Budgeting
As design develops, we refine material selections, construction details, and project scope. Once defined, we prepare a detailed proposal based on the fully developed project rather than preliminary assumptions.
- Permitting & Pre-Construction
We coordinate permitting, finalize specifications, confirm material lead times, schedule subcontractors, and establish the construction timeline. Careful preconstruction planning creates a more efficient build from the outset.
- Building Your Home
Construction is carefully managed from groundbreaking through final finishes. We provide active supervision, coordinate every trade, monitor quality throughout, and keep you informed with regular progress updates.
- Final Walkthrough & Welcome Home
We conduct a comprehensive walkthrough to review every aspect of your new home. Remaining items are addressed promptly before we deliver project documentation, warranties, and the keys to your completed home.
